The LeaseGuru can help...
While it's preferable to invoke our services ahead of lease negotiations, LeaseGuru can help at any stage of the process before you've signed the documents.
Tenants are directed to the important sections of an Offer to Lease, or Lease that require our expertise in explaining the many factors affecting costs and obligations in effect during their tenancy. Often these items are overlooked once a base rent has been negotiated and the new tenant feels quite satisfied with what has been accomplished. The dozens of other items can add thousands of dollars in expenses to a lease and untold problems that could be beneath the surface. Our advice takes you to the root of a lease and gives you the knowledge to negotiate the best possible terms and cash savings.

When starting your business it is a good idea to take a course from CEED. They offer a broad range of training from how to start a business to financing and leasing your business.
Tenant Exercises His Rights
One of our clients was successful in having his rent deposit returned after taking his Landlord to court. The wording we provided in the Offer to Lease allowed for the whole leasing process to be declared null and void if agreement could not be reached on the Lease. The judge agreed that once an Offer is signed, the wording in it stands, something most businesses do not understand. The point was made that any document can be changed prior to signing through the negotiation process.
BUSINESS AS USUAL
We assisted both a new Landlord and a new Tenant in developing a Lease for a strip plaza. The Lease had to reflect some unique situations with regards to the right tenant mix and providing wording to recover sufficient additional rent for the Landlord, while at the same time explaining the whole lease process to the 6000 square foot tenant. Working hand in hand with both parties led to a successful lease signing that all are comfortable with and fit both their business plans going forward.
IDEAL SOLUTION FOR ALL
A long term lease held by one of our clients was nearing the end of the term with our client wanting to divest his interests and retire comfortably. A purchaser was found but was not able to come to terms with the Landlord for assuming and extending the lease. Our services were requested and with our local knowledge of dealing with the Landlord on previous leases, we were able to bring all of parties back to the table, move the process forward and arrive at a solution everyone could live with.
